Inspection Services
|
Foundations (including Below Grade Issues)
We inspect (where applicable) hardware prior to footing placement,
all concrete forms, placement of any reinforcing systems,
underground pipes, and general pre-pour layout.
We check the way that any metal is exposed to the elements or concrete.
We review the foundation drain system and all applicable drainage
plan materials. This inspection is to document the quality of
your construction and does not replace the Soils or Concrete
Testing – Compaction or Slope Testing, although we will work with
your team to scan or photograph and in every way document their
work on our Final Report DVD. |
|
Framing – Sheet / Strap and Shear
Our first framing inspection occurs immediately after the shear
paneling and roof sheathing is installed, after all straps and
hold-downs as well as the major exterior connectors, are finished.
We verify that the trusses, joists, posts, headers and beams are
complete and correct. Any field modifications to the framing must
be engineered and approved by your Engineer of Record, although we
will document their work to DVD. |
|
Framing – Final
This final framing inspection occurs after the completion of the
HVAC, plumbing and electrical work and prior to insulation
installation. We watch for any “alteration” on the framing by
the rough trades and make a quick assessment of their work.
This inspection often takes the place of a more comprehensive
and extensive Rough Trades inspection. |
|
Exterior Wrap (including Windows and Doors)
Any and all elemental / environmental barriers and exterior
waterproofing membranes are closely scrutinized during this crucial
inspection as well as placement of line wire, screeds and hardware.
We place special emphasis on the installation of windows and doors
as well as the specific materials and their manufacturer. We
double-check the trade partner’s choice of door and window flashing
materials and sealants to make sure that they are not caustic in
combination. We verify the completed lath installation prior to
plaster application, checking the type and lap of paper as well
as the lap into flashings and edges. We make sure that your trade
partner completely seals or patches all of the tears or penetrations
to provide you a higher level of water intrusion risk mitigation.
|
|
Roofing Dry-in
Before the roof is finished, we will inspect the “dried in” roof.
Our pricing is based on roof “dried in” inspection occurring at
the same time of the inspection of the Exterior Wrap. In the
case of “built up” roofing, we will make an effort to inspect
and document as much of the installation process as is practical.
Inspection includes verification of proper installation of roofing
felt and sheet metal, and proper sealing. |
|
Roofing Final
Upon the completion of the installation of the final roof materials,
including all coverings, flashings and hardware, we perform 1
final roof inspection visit for tile and 2 inspection visits for
composite materials (like shingles). |
Additional / Regional Inspections
|
Grading and Drainage (Final Lot)
The perimeter of the foundation (outside face) and at both 5 foot
and 10 foot parallels off same perimeter will be inspected for
slope, consistency of slope and settlement. The normal and
customary requirements of the final lot will also be verified by
this inspection. |
|
Decks
Where decks exist, we will also check the installation of waterproof
deck surfaces including underlayment and sheet metal flashing.
Our inspections where applicable, will include the podium topping
slab, podium deck drains and waterproofing efforts especially
around deck penetrations. Issues regarding planters will be
inspected and RAH recommendations made. |
|
Crawlspaces and Basements
Where below unit construction exists, we will inspect the drainage
around the foundation and the waterproofing membrane application.
We will verify that the specified amount of ventilation has been
installed in the crawlspace area, and that the insulation has been
installed properly. |
Rough Trade Inspections
|
HVAC
Inspections of the HVAC systems includes fastening of the FAU,
location, attic access accessibility, lighting and receptacle
location. RAH will also check primary and secondary condensate
exit points. Flexible ducts will be checked to verify proper
installation procedures. The return air will be documented to
show the proper installation and sealant of the assembly. Exhaust
ducts will be documented to include venting and dryer
vents. |
|
Plumbing
Inspection of the plumbing system assures that the horizontal and
vertical piping is installed properly. This includes proper slope
of drains, support and, venting. RAH also verifies that there is
no copper water lines that comes in contact with dissimilar
materials. We also check that the B-Vent has the proper clearance
from combustibles. |
|
Electrical
Inspection of the electrical system will include documentation of
the bonding and grounding of the electrical panel and, sub panels.
RAH will document the location of the GFI’s and verify that the
electrical wiring is supported and protected properly. |
Photo Documentation
|
Project Progress
At the start of each unit inspection and at each subsequent
inspection visit for the next stage of construction, we will
photograph each elevation. These photos are available to you,
your financial partners or your impatient homeowners through our
website. |
|
Material Samples - Containers and Storage
In anticipation of the recent trend of builders transferring risk
to the manufactures of faulty building materials, Right at Home
photographs a sample of the major materials utilized as well as
their containers and the correct methods of storage at your job
site. |
|
100% of the Checkpoints
Our field data collection devices (tablet PCs) are voice activated
so our inspectors can operate both their tablet PC and their digital
camera simultaneously. By combining these two time consuming
processes into one fluid motion, we have significantly reduced the
time requirement for each checkpoint. The subsequent time / cost
reduction allows RAH to photograph each acceptable inspection
checkpoint to thoroughly and completely document the quality of
your construction for a very competitive price. Each photo can
be available to you as a “thumbnail” in the Project Overview Report
on our website. Construction corrections can be photographed by
your staff and sent to RAH for inclusion on our website and recorded
in your Final Report on DVD. |
Job Site Reporting
|
Superintendent Report - This report is printed, provided and
reviewed with your Superintendent at the end of each inspection visit. This
report is organized so that your superintendent can easily identify the items
requiring correction and the trades responsible for making repairs. The exact
location in the home and the proper construction condition of each item is
clearly described in English or in Spanish. |
|
Trades Report - This report is provided to each
individual Trade Partner, so each has his or her own list of
correction items. The exact location in the home and the proper
construction condition of each item is clearly described in English
or in Spanish. |
